- Confer with you regarding when you want to place your home on the market.
- Establish a sales price based upon;
- Research of comparable properties
- Consideration of current local market conditions
- Your reasons for selling and your needs to have a check in your hand by a specific date.
- Help you estimate your probable net proceeds.
- Submit listing and supplement to Multiple Listing Service within 48 hours of contract (per regional service rules). Upon submission home will be featured as a ‘Show Case Home’ on Realtor.com.
- Bring associate Realtors from Coldwell Banker La Mesa/El Cajon to preview home. Ask my office and/or other brokers for their opinions on the asking price and share them with you.
- Place sign on property, and directional sign as needed.
- Develop photo brochure, write copy for Realtor.com, schedule virtual tour.
- Distribute copies of the brochure to other offices in appropriate areas.
- Attend REALTOR® “Rally & Ride” to pitch your home to area REALTORs® and hold broker open house Thursday 10:30-1:30 during applicable week. (Broker Caravan is organized into south & north of Highway 8 alternate weeks).
- Write advertisements for inclusion in local newspaper, Harmon Home Magazine, Coldwell Banker.com, Coldwell Banker newspaper insert and House Trader.
- Open houses to be scheduled and co-ordinated with your consent.
- Contact agents who have shown home for comments and potential offers, report same to you.
- Update you weekly on agent feedback, advertising results, and market activity per MLS information.
- Upon receiving an offer I will help you negotiate the highest price according to market conditions at that time.
- Personally open escrow and review drafts of documents to ensure accuracy.
- Communicate with the buyer’s agent throughout the escrow period to ensure a smooth transaction.
- Personally attend all appraisal meetings to ensure accurate comparables are used to achieve highest value for you. Personally attend all physical and pest inspections as contingencies are removed during the escrow process.
- Make weekly, or as necessary, contact with escrow, title and loan officers to ensure progress of escrow and loan.
- Deliver and review all documents in person to seller unless otherwise directed by you.
- Make sure you get your settlement documents promptly after closing.
